Buying a new home involves more than finding the right property. Buyers also need to plan for a deposit, Stamp Duty Land Tax where applicable, legal fees and other moving costs.
To help with some of these upfront costs, The Waterside is offering a £20,000 private sale incentive on any Private Sale 1 & 2-bedrooom apartment at the development.
Depending on individual circumstances and the offer terms, the incentive can be used as a contribution towards a buyer’s deposit or Stamp Duty Land Tax. This gives eligible buyers a choice over how the support may be used during their purchase.
Choose how to use the contribution
Every buyer’s financial position is different. Some may find that their deposit is the main barrier to purchasing a home, while others may need to account for Stamp Duty Land Tax as part of their moving budget.
The £20,000 incentive provides two possible options:
- A contribution towards the buyer’s deposit
- A contribution towards Stamp Duty Land Tax, where the tax is payable

As of October 15th 2026 – the incentive applies to all 18 Private Sale one and two-bedroom homes at The Waterside.
These apartments form part of the third and final phase of Leaside Lock, an established neighbourhood in Bromley-by-Bow. The development is close to Bromley-by-Bow Underground station and includes access to amenities already operating within the wider neighbourhood.
The homes are available to reserve off-plan, with completion targeted for December 2026.
